Residents' guide

Welcome! Here's what new neighbors usually ask in the first few weeks, all in one place.

First steps

  1. Send the board your contact details so you get dues statements, meeting notices and your voting link. Email hoa.greystoneestateswest@gmail.com.
  2. Create your Young Management Group account. Dues, documents, status letters and picnic area reservations are all in their homeowner portal. Request an account or, if you already have one, sign in.
  3. Join the neighborhood Facebook group. It's private, for Greystone Estates West residents: request to join on Facebook. It's meant to be a positive place; concerns for the board go directly to board members by email, a phone call, the homeowner forum at a board meeting, or just stopping by to talk. See Contact.
  4. Check your dues. See Dues for the amount and how to pay.
  5. Get your pool access. See Pool and courts for the season, hours and how to get a pool key.

Trash and recycling

The association coordinates trash and recycling with KC Disposal. It's opt-in: households that sign up pay an additional fee, owed at the same time as the annual dues.

Yard waste
Collected by KC Disposal every Thursday. Use paper yard waste bags or a container of up to 35 gallons, and tie branches in bundles no longer than 4 feet and no heavier than 65 pounds. Lenexa's rules allow 6 bags or bundles per pickup, or 10 in October and November.
Bulky items
Bulk pickup days are announced ahead of time and posted on the Events calendar.
Carts

Extra carts and problems
To order an extra trash or recycling cart, or to report a missed pickup or a damaged cart, email KC Disposal at hoa@kansascitydisposal.com.

Utilities

City and county

Emergencies: call 911. For a streetlight out, a pothole or a water main break, use the city's Report a Problem page or contact the utility directly. They're faster than the association.

Neighborhood restrictions

A plain-English summary of each section of the Declaration of Restrictions, recorded May 31, 1972 (Johnson County Register of Deeds, Volume 837, Page 520), and extended to the Fourth Plat on June 24, 1974. The full recorded document (PDF) is on the Documents page, and it is what counts if this summary and the document ever differ.

  1. Section 1: Single-family homes only

Lots may only be used for private homes designed for one family. No apartments or multi-unit buildings.

  2. Section 2: Setback from the street

Homes must stay behind the building line shown on the plat. Some features may extend past it: bay, bow and dormer windows up to 3 feet; cornices, chimneys, gutters, trellises and other ornamental features up to 4 feet; a one-story front entry or vestibule up to 3 feet; and open covered porches, balconies and carports (porte-cocheres) up to 8 feet.

  3. Section 3: Width of the house

The main body of the house, including an attached garage and porches, may cover no more than 70% of the lot's width at the building line. Up to 10% more is allowed with written consent.

  4. Section 4: No sheds or outbuildings

No detached sheds, garages or other outbuildings without written consent.

  5. Section 5: No pergolas

No pergolas or other detached, purely decorative structures without written consent.

  6. Section 6: No above-ground fuel tanks

Fuel may not be stored in a tank above ground without written consent.

  7. Section 7: No livestock or poultry

No livestock or poultry, including chickens, without written consent.

  8. Section 8: Signs

No signs, advertisements or billboards, except one for-sale or for-lease sign of up to 5 square feet for the property it stands on.

  9. Section 9: Two dogs or cats

No more than two dogs or cats per lot without written consent.

  10. Section 10: Outdoor antennas

No exterior TV antennas or radio aerials without written consent. Federal rules now protect small satellite dishes and TV antennas, so this mainly applies to larger aerials.

  11. Section 11: Overnight parking

Trucks, trailers, buses, campers, boats, delivery vehicles and vehicles that don't run may not be parked or stored on a lot overnight without written consent.

  12. Section 12: No burning

No burning of trash, leaves or other waste.

  13. Section 13: Licensed drivers only

Motorized vehicles may only be driven on a lot by someone with a valid Kansas driver's license.

  14. Section 14: Everyday rules

    • Keep garage doors closed except when a car is coming or going.
    • No outdoor clothes lines or clothes poles.
    • Holiday lights and decorations may be up for 60 days starting November 15 each year.
    • Garage, porch and basement sales need written consent beforehand.
    • Dogs may not run loose.
    • No outdoor basketball goals.
  15. Section 15: How long they last

The restrictions renew automatically every 25 years; the current period runs to January 1, 2047. Owners of more than 75% of the lots' combined street frontage can release a restriction by signing and recording an agreement at least 5 years before a period ends.

Several rules allow an exception "with written consent." The 1972 document names the original developer, Earnshaw Land Co., as the one who gives that consent, so ask the board before relying on an exception. This summary is for convenience and is not legal advice.
